Step 1: When You Decide to Buy

 

Before you even go looking for a home, you have to understand your needs before your wants. Have you decided how many bedrooms or washrooms you would like to have? Would you want a pool in the backyard? Do you want to live close to schools or a malls? These are some of the common things people think of before they start shopping for a home. 

 

Step 2: If you decide to hire me as your Agent 

 

Once you have decided to hire me to represent you in buying your home we can get started on the next steps! Now, you will have someone you can trust AND someone to look out for your best interests. The next step is to sign a "Buyer Representation Agreement" meaning that you are legally on paper, hiring me as your realtor. I will provide you with far-reaching services as said on my client gurantee page, with my thorough explantaion on how you'll benefit with me by your side!  

 

 

Step 3: Finding your Home

 

This is the most exciting part, house shopping! I always recommend clients, before they go looking for a home, to make sure they are also financially ready. Make sure you already have a budget in mind, always get pre-approved so you can tell your realtor (me) how much you have been approved for, so whatever homes we go looking at, are in your budget! One thing to keep in mind is your down payments. This is a percentage of the total cost of a home that you'll need to pay. The more money you put down, the more you'll save on monthly payments and cost of borrowing. Even in the process of you waiting to get approval from your lender, we can still go searching for houses according to the different neighbourhoods surrounding you, I can check websites, or even drop by any open houses that are being held in your area. Even from the comfort of your own home you can take a browse at some listings, and whichever one you want to go see all you have to do is let me know and I will book those appointments for us to go right away ! Step 4: LETS MAKE AN OFFER! 

 

Now that you've seen the house that you want, LETS MAKE AN OFFER ! Not all offers are the same and here's where I come in. I will help you with particular terms and conditions that will be defined in the offer like the price you want to pay, financing conditions, or additonal things included in the sale and things that arent included in the sale, you could have many things included in the sale like mirrors, drapes, stainless steele appliances and much more. Shorter or longer closing dates can also be defined in the offer that we submit.

If there is something in the offer that doesn't persuade the seller, 'counter offers' or discussions can also be presented to help get a price that you think is fair. Meaning that the sellers will send us an offer back with a couple things they would like changed on their terms!

 

Step 5: Closing the sale!

 

There are always closing costs affiliated with the sale that need to be paid either by or on the closing date. It can include mortgage application fees, inspections, and lawyer fees. Once all of that is taken care of, which is a lot more simple then it sounds, you are finally moved in to your new home! I can recommend all my clients to great lawyers, home inspectors and mortgage agents that I have worked with for a very long time that are extremely reliable!
